At the point where a search is needed for available and suitable premises the proposed relocation project is often still very much under wraps. Consequently, to protect the commercial interests of the employer, most of our search assignments are carried out on a confidential basis and carefully targeted within the defined area to search for suitable properties which match the needs of the employer.
Because of our independent stance, we are not only able to contact commercial property agents covering the relevant areas but also to broaden our enquiries to encompass other local contacts such as other employers and development agencies.
Premises Acquisition
Acquiring commercial premises through us is both simple and highly cost effective. We can handle all the searches, initial property viewings and negotiations to the point of agreement to heads of terms for the solicitors to act on.
At the outset and after having been briefed as to your leasehold or freehold requirements and carried out the searches we will produce a report and an initial short list of premises options which we will accompany you to view. We then continue to work with you and the agents handling the disposal of the property and negotiate the terms and conditions of the lease or sale.
And don't forget your bonuses include the fact that we act solely in your interests (we don't accept any commission offered by the vendor's agents) and our fees typically undercut those of commercial agents by at least 25-30%. |
